This Privacy Policy applies to all users who visit the website, register as landlords or tenants, post accommodations, make reservations, or use any of Portal Exchange’s services.
By registering or using the Platform, you agree to the processing of your personal data as set out in this document.
3.1. Data you provide directly
Identification and contact information: full name, age, nationality, identification number (RUT, DNI, passport), email address, telephone number.
Profile data: photograph, accommodation preferences, personal description (optional).
Property data: when you are a landlord, we collect the property address, description, photos, house rules, rental conditions, and banking information for payment management.
Booking data: dates of stay, number of companions, information about the legal guardian (if the student is a minor or for emergency contact).
Communications: any query, message, or complaint you send us through the available channels.
3.2. Data collected automatically
Browsing data: IP address, device type, operating system, browser, pages visited, time spent, and referrer URLs.
Cookies and similar technologies: we use cookies to improve user experience, analyze traffic, and remember preferences. You can manage cookies through your browser settings.
Your personal data will be used for the following purposes:
Account management: create and maintain your profile, authenticate you, and offer personalized features.
Facilitate connection between landlords and tenants: display accommodations, allow inquiries and bookings, and generate digital documents (contracts, house rules).
Payment processing: when we integrate payment gateways, we will use your bank or card details to process transactions, refunds, and commissions.
Communications: send notifications related to bookings, platform updates, changes to Terms and Conditions, and respond to inquiries.
Legal compliance: respond to requests from judicial or administrative authorities, and prevent fraud or illegal activities.
Service improvement: analyze platform usage to optimize performance and develop new features.
The processing of your data is based on:
Performance of a contract: when you use our booking, contract generation, or payment services.
Your consent: by registering and accepting this policy, you consent to the processing for the purposes described.
Legitimate interest: to improve the platform and prevent abuse.
Compliance with legal obligations: when the law requires us to retain or share information.
Portal Exchange does not sell or rent your personal data. However, we may share it in the following cases:
Between users: when you make a reservation or contact request, your information is shared with the corresponding landlord or tenant so that they can perform the contract.
External service providers: we may engage web hosting, payment gateway, electronic signature, data analysis, or customer support services. Such providers act under our instructions and are contractually obliged to protect your data.
Authorities: when required by law, court order, or to protect our rights or the safety of users.
International transfers: some providers may be located abroad (e.g., the United States, Europe). In such cases, we ensure adequate safeguards (standard contractual clauses, equivalent protection standards).
We will retain your personal data as long as your account is active or as necessary to fulfill the purposes described. Once you request the deletion of your account, your data will be blocked and subsequently erased, except for those we must keep due to legal obligations (for example, transaction records for the period required by tax or commercial legislation).
As a data subject, you have the following rights recognized by Law No. 19.628:
Access to your data held by us.
Rectify those that are inaccurate, incomplete, or erroneous.
Delete your data when it is no longer necessary for the purposes of its collection.

Withdraw your consent at any time, without affecting the lawfulness of processing based on consent before its withdrawal.
To exercise these rights, you must send a written request to soporte@portalexchange.cl, stating your name, RUT (or identification document), and the right you wish to exercise. We will process your request within a maximum of 10 business days.
If you believe your rights have been violated, you may file a complaint with the Council for Transparency (Consejo para la Transparencia) or the competent judicial authority in Chile.
We implement appropriate technical and organizational measures to protect your personal data against loss, misuse, unauthorized access, disclosure, or alteration. These measures include:

If you are a minor, you may only use the Platform with the authorization and under the responsibility of your parent or legal guardian, who must register in order to use the Platform’s services. We do not knowingly collect information from minors without parental consent.

Portal Exchange reserves the right to modify this policy at any time. Changes will be published on the website with the date of the updated version. We recommend that you review it periodically. Continued use of the Platform after the changes take effect will constitute your acceptance of the changes.
This Privacy Policy is governed by the laws of the Republic of Chile, in particular Law No. 19.628 on the Protection of Private Life and its supplementary provisions.
